Subdivision
Subdivision is the dividing of at least a single parcel of land into two or more parcels, each to be given a separate title. Subdivision is also used for existing lot line adjustments.
Notwithstanding a few exceptional circumstances, subdivision approval and endorsement by the local municipality must always be received before the subdivision can be registered at the Land Titles Office and titles issued (including bare land condominiums).
All subdivision applications are processed on behalf of the Town through a planning services consultant, while the Town of Ponoka remains the Subdivision Approving Authority (decision-maker) for all subdivision applications.

Subdivision Application Decision Appeals
Subdivision Application decisions may be appealed to the relevant appeal body - either the Subdivision and Development Appeal Board (SDAB) or the Land and Property Rights Tribunal (LPRT) - within 14 days of the receipt of the written decision of the subdivision authority, or, deemed refusal by the subdivision authority, by providing written notice with reasons and the required fees to that appeal body. The Municipal Government Act deems the date of receipt of the decision of the subdivision authority to be 7 days from the date the decision is mailed.
